The guest house has 12 ensuite rooms which feature an LCD flat-screen TV with Freeview as well as a DVD player. Tea and coffee making facilities as well as an iPod docking station are also included in each room. The Edinburgh Regency Guest House has free Wi-Fi in all public areas and in all of the rooms. Good Cooked Breakfast.

The breakfast on offer is well-cooked and served hot. It is a full Scottish breakfast so it is quite filling and gives you energy for the day. A vegetarian breakfast option is also available which is also nice and tasty. Both breakfast options are include

Convenient Location.

The location of the guest house is very central and is close to a cinema and a few restaurants. The guest house is well-serviced by public transport links as the bus stop is directly out front. Within eight minutes by bus you can be in the city centre.

Limited Parking.

There are only three parking bays available and they are available without reservation on a first come first serve basis. For guests who do not get a parking bay street parking is available but at a small price.

The walls are quite thin and the overall soundproofing is not so good. This means that the sounds from outside as well as from other guests can be disturbing.

The smaller rooms on offer are quite compact. They are not very spacious but also not completely cramped. Guests who prefer more room might consider booking one of the larger rooms especially when considering staying for longer periods of time.
