The 'Japanese Courtyard Room' incorporates a private garden with wooden bathtub; with dead sea salts provided. Permit parking is available nearby, for a charge, Wi-Fi is complimentary and massages and beauty treatments can be arranged. Extras, such as chocolates, champagne and cakes can be organised upon request. Breakfast; consisting of fresh coffee, baked goods, cereals and fruit, is served in guest rooms, and there is an open kitchen for guests to help themselves to hot drinks. Numerous popular restaurants are within easy reach; 64 Degrees and Chilli Pickle, to name just two. Eleven is two-minutes from Brighton Pier and six-minutes from the Lanes shopping area and Royal Pavillion.

Double-glazed sash windows were fitted to the rooms during the renovations in 2014 but, unfortunately, even they can't keep out the noise from the alternative dawn chorus of hoards of local seagulls; an issue all over Brighton.
