The guest house is very central to Irvine giving guests easy access to most amenities, this being said it has great reviews regarding value for money which is a reason some previous guests will return again.

Although most people do not see any staff whilst staying as an entry code for the door is provided, those who have, have said he is very welcoming and full of ideas of things to do in the area. He will also guide you to the best places to eat.

Instead of having a manned reception desk, the owner provides each guests with door code so they can enter whenever they want either early or late as long as the room is ready. This way it saves those visiting having to wait around for someone to arrive to let them in. All reviews are positive about this option and say its much easier.

The reviews regarding the beds are negative unfortunately. They explain they are uncomfortable and the mattresses are in desperate need of being renewed.

The cleanliness of the guest house overall is good however the downfall is the bathrooms. There are mentions of hairs around the shower, the grout being badly discoloured and dusty units.

The house has been converted into guests rooms making walls thinner than normal. Those who have stayed explained they could hear noise from TV's, music and talking through the night.
